Any valuation without an personal inspection is no better than what Trulia or Zillow offers, with isn't much good. Public data will reveal the age, size and basic room count and that isn't always accurate.
If you need to decide what it's worth to sell, it's time to talk to some local agents. Their values will range some too, depending on their strategies The market sets the value, based on a ready and willing buyer and seller.

Cobb County is an area I am most familiar with, as that is a common area I work in. The schools are excellent, and it is overall a safe community with lots of activities. While not as familiar with Fayetteville, I have heard lots of nice thing. College Park will be a bit more hit and miss. The schools are not typically rated as high as East Cobb, and there is are higher crime rates. What type of housing do you like. Newer housing. Traditional, older brick ranches etc?

As others have clearly noted, you can place yourself in a position to act should the existing buyer fail to complete the purchase.
I would caution parking the 'Fight For It' attitude where it can not be seen.
A seller and their agent will consider a PIA buyer the last thing they need in this stressful event. Back up #3, will appear more attractive.
Position yourself correctly for this home.
Have your agent plug you into the early look process. (If you are 'fighting' your REALTOR, you may not be allowed access)
Be decisive and get your offer in FIRST.
