I agree with the other posters about ataying away from Condos. College pak proper as well as berwyn Heights and hollywood are good areas for SFH rentals. When renting to students may i suggest you actually rent to the parents of the student as they will have a stronger incentive to make sure you are paid rent on time. My first reaction to this is, "Don't hold your breath." With Federal, State and County governments all swimming in red ink, my guess is that the Purple Line is a long ways off. It's nice to keep it on the table and if it ever gets completed, I'm thinking it will be a huge boon to property values since the commute from the suburbs (like College Park and Riverdale) to places in Montgomery County or other parts of Prince George's County will be a lot more attractive.

Remember, though, the Green Line already comes through College Park.
