Here in NH, the buyer hires a title company. The buyers title company completes the title search, composes the HUD, gives out figures to each and conducts the closing, The buyer does not depend on the seller to give numbers or set closing. The closing lawyer or title company does that. The listing agent and buyer agent often coordinate the setting up of the closing. ... more

Unfortunately no. You can try to "assume" the current loan (take over after proving income and credit-worthiness) or refinance with a new loan in your name. But there is no way to transfer a loan to a new borrower.
