A "concession" is not something you mortgage. A concession is "something of value" (either tangible or intangible) offered to the other party in the transaction, to make the property more attractive. If you already have a contract, negotiating a concession (after the fact) will be difficult or impossible.

Posting your question here isn't effective. To begin with Trulia isn't in real estate, they are in advertising. Secondly they don't read these questions, these are for other Realtors, Lenders, Property mangers to answer.

Your question should be directed directly to your Realtor who should be handling this directly for you. If their not or their telling you they can't what they're really telling you is they don't really know what their doing. They have control over your listing but it doesn't sound as if their exercising it based on your comments.

Seller financing can be a real advantage in attracting buyers who may not otherwise qualify for various reasons. When listing your home, you want to ensure that your agent places "Seller Carryback" in the comments section as it will help when agents who are searching for "Seller Carryback" listings. You would want to provide your agent the loan details on a Seller Financing Addendum as part of your Residential Resale Purchase Contract packet when you have located a Buyer.

Often, a local title company can assist you with the "how to" steps on doing this at a reasonable fee. They have in-house companies who will accept and track payments for you. These companies will also confirm that your Buyer is paying the HOA fees in a timely manner. In summary, should the Buyer default on a payment(s), the property would most likely revert back to you. Also, many times the interest rates of third party financing channels that I've seen range anywhere from prime rate plus one percent upwards to ten percent. When listing a home, I always advise my Seller's to remove any excessive clutter as it may detract from the home and make the home appear smaller than it is. Usually a Seller will remove packed items and place them in the garage. I think it's best when the home appears to be clean and well cared for. This can be a challenge when the home is vacant. Usually your agent can assist you in suggesting which items to remove. Always reach out to your agent as they have additional resources that they can utilize

The majority of the homes in Sedona do not have their own pools as you might find in other parts of the United States such as Florida. If you're looking for a home with a pool, chances are we would find a home for you with a pool. In West Sedona, there's a public pool that was renovated in the last couple of years.
