A Notice of Default has been filed on the property; but it's not for sale at the present time. The owner has an option to clear up the default; so it may not be listed for quite some time.

It is important to be aware of what is covered by HOA fees and if they are to be paid montly or quaterly.

Typically, the more amenities the higher the fee.

This condo HOA fees will be covering : cable TV , common area taxes , common electric , elevator , insurance , lawn-landscaping , pest control , pool maintenance, and trash-garbage.

Fees are $425 monthly.

If you are interested in more detailed information please feel free to call me.

You will find that very few owners are willing to rent for only one month during the season which starts from mid to late November through Spring Break in April or late March. They would prefer to rent for at least a 3 month period. You would probably have to wait until very close to the month that you want to rent to see if they still have a vacancy. Only then will most landlords consider renting for a shorter period of time and usually at a higher rate than a seasonal rate. If I can help you with a winter rental please contact me by cell phone, text, or email at the contact information below.

There may not be any units in this complex at this time but between Cocoa Beach and Cape Canaveral there are over 30 units in this price range. Some are condo's and some are townhouses. But after checking the association fees the monthly expense would be very much interchangeable. Some of the condos are in waterfront complexes. Some have a water view. I live in Cocoa Beach and find that there are many very nice complexes in both Cape Canaveral and Cocoa Beach. Maybe you should at least consider the possibility that a condominium may also give you a lovely home. If you are interested in exploring all possibilities you can contact me at the cell number or email below.

Every condo has it's own set of Association rules. Some have no restrictions, others don't allow pets at all. I would suggest working with a realtor who can perform a search for what you want, and see what's available. That way you don't fall in love with a place that's never going to work. I've learned this the hard way, having two dogs of my own that are absolutely family! I'd be happy to help in any way that I can. Thanks, Shannon

Hi Goldie58,

The unit you asked about is under contract and there aren't any active units for sale at Sutton Place at this time. However, there are three units in other oceanfront complexes in Cocoa Beach under $100,000 right now. You can find them by clicking on this link:

http://www.brevardmls.com/brv/maildoc/sd_Gww6DH20110623160920.html

If you would like more information about any of these units, or any other condos in Cocoa Beach, please don't hesitate to contact me.

Sincerely,
