Purchasing is cheaper and more effective.. when you rent ot purchase or rent option you have to first find someone willing to work with you. Then you will be asked to pay more than the mortgage and more than the market will bear..
Best to get financed and shop for the right home.
If you have to lease purchase.. you should get an anent and have an attorney review your contracts as in many cases leasing to purchase and options can be illegal if there is a underlying loan.

Frankly, it really is going down hill. Still has a pulse, but not much of one. The city has let itself go pretty badly. For example, there is a burned down motel on the east end of town that is just a pile of trash and rubble....and has been like that for about two years now. Several other properties have fallen into disrepair, with no apparent intent to clean them up. If you're looking for a smaller city to settle in, better look at Benson. If you're really set on Willcox, I would suggest something well outside of the city itself. Maybe out on Ft. Grant road, or down toward Dos Cabezas. Good luck. ... more

I believe that most buyers will start online. However, the old fashioned way of building relationships will never be replaced. The majority of my business has always come from referrals.

I am always open to helping people with Real Estate issues even if they are not going to buy. I have helped so many people with their mortgage modifications for free and evey single one of them has sent me a refferal (or two).

You have to earn their trust face to face. The internet gives you the opportunity to get new clients that will become loyal and a source of referrals.

Keith - I did call the listing agent on this property 9741 E Hwy 181 a couple of days ago for someone else. She does NOT use the MLS which provides much more specific information on a property. I have some notes, maps and profile in my office if you would like me to email it to you tomorrow. It's located in a lovely area near Turkey Creek but the house is 'interesting'. Could make a great get-away type place....a bit like camping out! ... more

You could put Mickey Mouse on the loan Annette, but that doesn’t mean the VA will guarantee the loan. I am pretty sure only the vet and his wife are eligible for a VA loan guarantee. Google “VA co-borrower” and see if you agree. Like I said, I am not a VA expert, but I have asked the VA to approve a child co-borrower before and the answer was no. ... more
