Your home is only new to the market for about 30-45 days and that window is when you can expect the most activity. Buyers look at the new listings first then work their way through the inventory. A good listing is the culmination of great photos, staging, accurate pricing, and a great description. Open houses certainly do not hurt to have as it is another form of exposure. However, if you are expecting to sell your home during an open house the odds are you won't. High visibily locations and new construction would give you the best shot at a sale. Otherwise, most agents such as myself use Open Houses to keep sellers happy and build our business through meeting new clients. Open Houses had there day, but that was prior to the internet which allows buyers to rule out or rule in properties based on virtual tours, photos, and arial photos. The average buyer looks at between 8-12 homes in person. The list is shortened by on-line searches and that is why your on-line presence is crucial. Good Luck!... more
In CT the market is slower as well, but homes that are priced below market seem to be the ones that move. Think about changing the price to get it under your competition and hopefully this will drum up interest in Buyers in your area.... more
This question is valid. If you would only like your Realtor to host the open houses, I would get it in writing. Some Realtors advertise to hold open houses and then something comes up and instead of cancel, they have another Realtor from the Brokerage hold it. Informing you about the switch would be the appropriate thing to do here. In CT, when you sign a listing agreement, you are actually signing it with the Brokerage and not the individual Agent.... more

Assuming you are the seller of this property, I took the liberty of looking up the history to obtain some basic specs; and it appears that homes w/similar features in Valley Twp (1 mile) within the last 6 months have sold between $197.5K - $229K. In fact, the property on Lamberts Lane SOLD for $197.5K last month. But without seeing the property and learning of any improvements/renovations/upgrades/etc., i cannot provide an more accurate value.

Hi Chris. Wow....5 acres! Congrats......it sounds like you've done some preliminary work (for example, being able to subdivide your property). It's always advisable to find out ALL of your options ahead of time to be adequately prepared so that you can make a decision that is truly best for YOU!
I agree with my colleage Dawn below. Ideally, you should consult a Realtor who can provide you with the relevant market data as well as insight into issues you should be aware of re: selling v. renting your property.
I always recommend that you interview 2-3 Realtors to assess not only their background and experience (which is important), but also their commitment to their clients (does s/he have time to dedicate her/his efforts to market YOUR property?), their accessibility (does s/he make her/himself available 24/7 by cell, etc.) and their accountability (if s/he doesn't live up to her/his promises, are you able to be released from the Contract to find a Realtor who will?).
