Your score is too low right now but you can probably easily raise it. The minimum needed is a 580 score. With a 589 score your would only need 3.5% down payment.

If your offer is accepted and you need the funds from the sale of your current home to close on the new one, you should include a contingency to the contract to cover that. If you already have an accepted contract and did not include a contingency, then you may, depending on the actual wording of your contract, be required to close on the new home by the deadline whether your old homes sells or not.

Your agent, if you're working with one, should have included your contingency requirement for you. If you are doing this without an agent, get assistance from a local real estate attorney who can advise you on what options are available to you.

However, this information is nothing compared to what realtors can provide you. It is great that you are doing your own research but hiring a professional to assist you is invaluable.

I've been looking into your issue, and replicating it myself. I think it's fair to say that you've found a bug on our site as our search tool is not behaving the way you'd expect it to. I have taken this issue to our engineers and they are working on a fix.

However, in the mean time I still wanted to find a way to help you with finding homes within 5 miles of 46057. Using Google Maps, I figured out what a 5 mile radius would look like from the center of 46057, and recreated on Trulia using our custom polygon tool. It's not a perfect circle, but it's close.

The end result is that I've found 5 homes within 5 miles of 46057, sorted by price from lowest to highest. Here's the link:
