Have a local Realtor give you a market analysis of your home and base any decisions you make on hard data. Price range, neighborhood, and condition are big factors, and can only be addressed by knowing the specifics of your home. The analysis is free, but the knowledge you gain is invaluable. After you get the analysis, look at the numbers logically and try to spearate the emotional attachment you have for your home. Look at it as a commodity, because thats how buyers view it. If the numbers aren't where you want them to be, don't try to force the issue by pricing higher than the market will bear, it just doesn't work.
