These online appraisals are meaningless. They are doing some kind of math that probably assigns values you very basic things like #beds and baths and square-footage and then does some calculation based on some average derived from sales in a given radius. You have no way of knowing what methodology these websites are using but I can promise you this computer has no idea about any of the associated homes' conditions nor does it really have a clue what really constitutes an appropriate radius to look.

Furthermore, they're always working with old numbers. Sales figures often aren't available publicity for months. Your agent is looking at current figures and actually has the ability to at least somewhat judge the condition of the various comps.

So long as you have a financing contingency, you'll have your lender also confirming an appropriate value for this house.

In Massachusetts, if you can get a written letter of denial from your lender, it is grounds to terminate. I would contact your attorney who is representing you in the transaction. Having a good real estate attorney is always a top priority. ... more

Clearly their is something wrong here. Sounds like expectations are not being managed properly. It is common to have a few delays/postponements prior to settlement on occasion but not 4 times. Normally a Tentative or projected settlement date is set at the beginning of a transaction and then later changed based on new information from either buyer or seller side. A definitive settlement date (concrete) can only be determined when your agent receives from the title company or buyers lender that they have a "clear to close". I don't know how long it was from the time you saw the home online until the time you viewed it or even if you had the chance to view it but supply is getting low and demand getting higher. That said, your best shot at any " nice" home is making an appointment to view the home within the first 2 days of being on the market. Be diligent. Know what you want. Write a contract same day. It really depends on the lender and the seller. I recently had one approved in about 2 weeks. The key is making sure the ENTIRE short sale packet is submitted to the lender by the seller. The other key to success is having an agent who is familiar with the process and maintains regular contact with the lender's loss mitigation department.
