How much over asking will cash buyers offer ? We think that may be what happened and it just sucks for the person who doesn't have a fortune in their pocket!!!

You might ask a lawyer that deals with the attorney review or realtor they should also be able to tell you but would ask a few different people just to be sure ... more

You can't do anything unless the seller initiates the short sale request, and/or authorizes you or one of the realtors to speak to the bank on the seller's behalf. Going directly to the bank won't work unless you are authorized by the seller to speak to them about the sale.

Ed, if a background check is being done, being honest and forthcoming to me is the best way to deal with it. As long as you are sincere and not trying to hide something, you still have a better chance of a good result. Some folks make their determination just based on what they read regardless of what you it's best to keep up what you're doing...if folks are going to read about something, your truthful answer has a better chance of helping you. Some folks just enjoy making people miserable. Just persevere and don't give up.
