You can't do anything unless the seller initiates the short sale request, and/or authorizes you or one of the realtors to speak to the bank on the seller's behalf. Going directly to the bank won't work unless you are authorized by the seller to speak to them about the sale.

Ed, if a background check is being done, being honest and forthcoming to me is the best way to deal with it. As long as you are sincere and not trying to hide something, you still have a better chance of a good result. Some folks make their determination just based on what they read regardless of what you say...so it's best to keep up what you're doing...if folks are going to read about something, your truthful answer has a better chance of helping you. Some folks just enjoy making people miserable. Just persevere and don't give up.

In order to flag it, you need to bring up the listing and look for the word "MORE" under the photo.

There is a short drop down list under MORE which offers the option to FLAG it as fraudulent.

Trulia should then remove it/

However, make sure you deal with a real estate agent who knows and understands lease-options...and won't instantly try to talk you out of them. Also, make sure you find a good lawyer to review all the documents before you sign them.
