I agree with the two first answers you recieved, however let me just add that there are two areas called Clermont. One area is South Clermont which covers the area around Route 192 and the other area is North Cermont which is the area around route 50, There is a 9 mile separation so you need to be specific when asking for the information.

I live in Clermont and can show you all the areas as well as where to get infomation about the zones. My children attend schools here as well. For information about the schoolls you can go to

As an Economist, we learn to move numbers around.
To Whit:
Crime needs to be stated a s # per 10,000 or 100,000.
So in a town of 1,000,000 a crime rate of 1% produces 10,000 crimes.
In a town of 10,000 a crime rate of 10% produces 1,000 crimes

You want to be in the 10,000 crime town.

I sell homes in Clermont, and I think you should be very happy and safe in this town.

But I would like to see your chart.

As others have stated, you do NOT need an attorney to look over the contact for a short sale. BUT, I would find a reputable title company experienced in handling short sales to look over the contracts and to help drive your closing with the bank. I work with Mercury Title Company in Sanford (they cover all of Central Florida including Lake County) and they have provide expertise and excellent service above and beyond the call of duty at fair prices. One of the owners Chris is a Florida Bar licensed real estate attorney and reviews all fo the contracts, short sale documents, and handles most of the closings personally, yet we do not charge high attorney prices. I have been in the real estate business for 10 years including 3 years running the REO department for one of the largest foreclosure firms in the country and have vast short sale and REO experience to assist you in closing these often times frustrating transactions.

As for as buying distressed REO and short sale properties it certainly helps to have an expert on your side to guide you through the process and make the closing a reality. We help individuals and realtors every step of the way right to closing. We even facilitate short sale seminars and training for many local realtors.
