Hello John. A top local licensed real estate agent in the Tampa Bay area can assist you and sort through all the information online on homes that meet your needs. Having lived in Florida myself right there in the Tampa Bay area, I can share also that a top local agent can make a world of difference in your search for your new home on either side of the bay. Often overlooked but also important is to research about the homeowners association including restrictions and assessments. Our licensed real estate company specializes in helping clients to connect with top agents in any market, including in Florida, and there is no charge for our service. Go to my website now http://www.parkplaceconnects.com/pcarraro for more details, and please let me know for any questions. ... more

Hello Jmshells22000. Have a top local agent work with you to run through the numbers after sale. Note please also that any assessments due by you to the condo association will affect your profits, and if there are any unpaid amounts prior to the current month the sale could be delayed for any number of reasons. It's as hot a market as ever in Clearwater where I used to live for years, so now in peak season is the time to sell if you are set on selling. Generally tenants are told to keep paying the rent to the owner, regardless of whether it is in foreclosure. Foreclosures in FL can take 2 years or more, your lease may run out well before the bank forecloses. You might consider notifying the lawyer of record for the Lis Pendens filing in the county clerk of court records that you are a tenant in the property so they are aware that the property is occupied by someone other than the owner. ... more

FORECLOSURE – To qualify for an FHA mortgage or a ‘deed-in-lieu of foreclosure you must wait a full 3 years after the title/deed transferred out of your name. If there were extenuating circumstances beyond your control and you have re-established good credit since the foreclosure, you may still qualify. This will depend upon the lender and the circumstances. Possible reasons for past foreclosure that may be accepted include the death of a wage earner in the family or serious illness.

Hi Mark,

Can you give me a specific city your are looking for a rental in? If it is close by to me I would be happy to help you.

Also, have you considered buying instead of renting? Sometimes it can make more financial sense. I actually just wrote an article talking about what factors you should consider when choosing to rent or buy.
