Yes, this 35% rule still applies. It frustrates me to no end. On Top of the World has MANY obstacles that make buying and selling very difficult.

1. 55+ community - so obviously this narrows the field
2. 35% down-payment required - this further narrows the field
3. buyers must do a face-to-face interview

I'm dealing with an issue right now with the face-to-face interview rule. A deal is pretty much dead because OTOW doesn't bend this unnecessary and strange rule. I sell condos, townhomes and villas all the time and they allow the interview process to be on the phone. Not OTOW.

Here is the strange thing. I have a listing under contract in OTOW right now where the buyer was just interviewed and approved 4 weeks ago. OTOW is requiring him to fly to Florida again for another face-to-face interview.

Imagine what a financial strain this puts on buyers.

Yes, Tina my husband & I own a condo in OTOW that we rent. Condos that are unfurnished have to be rented on a yearly basis and furnished ones have to be rented for a minimum of 6months.

Not sure why you can't see the Trulia listings, but if you'd like to search our website at www.floridagulfbeachrealty.com you can see ALL the listings on MLS ... not just ours and not just the ones that are featured here.

As with too many things in the buying and selling of real estate, there is not a tidy one size fits all answer to the question. That is why it is always better to proceed with a qualified Realtor by your side. In many of the auction scenarios the Realtor working on your behalf will still be paid by the Seller and not cost you a dime.

I have secured properties for clients on the two predominant online auction sites for clients. Neither would have been fun for someone without my experience. If I can help you further, please don't hesitate to contact me.

I was recently interviewed by local TV station Bay News 9 on this very subject. RealtyTrac is reporting this data and its simply false for Pinellas County, our foreclosure numbers are way, way down. The only reason Florida now leads is because California enacted some new laws so they are no longer #1, but overall foreclosures are down in this part of Florida. Yes, anytime you buy a condo fees going up is a risk, however if you review the financials and reserves that condo has in its accounts, you can get a pretty good idea of the status of the building and whether that is likely to occur or not. ... more

Hello donk258, in a leasehold community/building there is a fee paid by the association to lease the land from the owners. In a fee simple community/building, the land & building is owned by the association which maintains the property & pays taxes on the land.

The first and most important question is why and what are you trying to accomplish? This will determine how who want to purchase and take title.

Depending on your answers an accountant would be your best source for answering questions and if the answer is LLC is the best choice then an attorney.

If you are going through a divorce, in Florida, you do not want to buy anything as a primary residence till the divorce and terms are finalized. Anything that is a primary residence (homesteaded) would need a spouse sign off on the sale - even if the spouse is not on the deed.

I have several that fit your needs. It takes no time at all to close on a doublewide. First you will need to fill out an application for the park, this should take a day, maybe two. If it is a private sale the seller can go with you and transfer the title to your name. If it's with an agency, the office will set up a closing in office. Again, that can be done in a day.

April is not that far away. I hope I have sold all of my listings by then, but I'm listing everyday. Please keep my information. I would love to work with you.

Good Morning & Good question. Both answer are right. There is no more that than a $50 dollar difference. The condos range from 735 sf to 2200 sf. As an example the most common sf in 3 different models is 1400 sf. The condo fees are between $318 & $323. You also receive a $2.00 credit if you set up an auto pay.

The maintenance fee covers the exterior, roof, ground maintenance, security, all the amenities..
ie: 2 golf courses, 2 community pools, fully equipped gym, sauna, hot tub, billiard room, tennis courts, lawn bowling, library, access to Lake Arbor for fishing, rooms for private parties, basic cable. Available for a small annual membership fee is a woodworking shop. ( think $3.00 per year) and a lapidary ($25.00 per year). It doesn't include, taxes, personal insurance.
