I would reach out to a local mortgage broker. Most brokers have access to either lenders with no overlays or Alternative documentation programs.

Some collections we ignore if your score is high enough, and it is a trivial and minimal thing, just be patient.

It could be ok or you may need to pay it no big deal, it may delay the loan as the issue may need to clear and they will wait to rerun credit that will take a week or so if it occurs you wont get declined from it in 99% of cases, if this is a VA they will make you pay the debt off before closing and rerun credit to be certian its clear.
