Are you selling by owner or signed a listing contract? The big issue is did you review homes that are similar to yours in the same neighborhood that have recently sold? What were the sold prices? Any homes under contract? A realtor would have to disclose those and tell you what the contract prices are. Don't pay attention to estimates or current listing prices much.
Go to, type in your location and under "Listing Type", select "sold" and uncheck everything else. See what homes have recently sold for.
Price your home no more than 5 - 10% above what has been sold. The house that has dropped in price 3x may have other issues that you don't know about. Perhaps the inside needs work / repairs or perhaps the seller needs to move out quickly?

I've been to Roanoke and I would think homes stay on the market longer than northeast VA for example. I'm sure homes around D.C. sell much quicker than homes in Roanoke. Have you asked a realtor what the average days on market is for Roanoke? You can also check on Zillow. Scroll down to the "Price and Tax History" tab and see how long homes have been on the market. It gives the dates.

The bottom line is this: If your property is priced competitively it should sell. Despite what many may think, there are plenty of people out there who are buying homes and have the funding to do so. I have worked with quite a few people who have even paid all CASH recently for the right deal.

Be smart: make sure you choose the best agent that works for you, stage your home well, do as many minor/necessary repairs as possible, etc.

If you do all of this, on top of pricing your home competitively, your home should start to see some "action".

Like the others have suggested determining the "average" marketing time for a property in Clayton really depends on the price point, area, and features. In Johnston County, under $200,000 is the strongest market with the most sold homes and least days on market. If you are currently working with an agent ask them to do a market analysis to determine your property's position and most likely days on market. If you are not working with an agent contact one to do the same. Usually this is done at no cost to you and with no commitment to list your home with that agent. I hope this helps.
