I thought that only real estate professionals could post on Trulia. It is Zillow that allows for sale by owner.

I have a great lender (2 actually) that I can recommend to help you in finding out about the loan process. This is a prime time to purchase a home and depending on your situation, you may can sell or lease your home. You will need a comparative market analysis to bring you up to date for market conditions in your area. This is provided at "no cost" to you. After talking with a lender to see what viable options are available, then proceed with talking with a real estate professional to make the best decision. I handle rental properties also. Always available to help. Just contact me. ... more

Fred,

The bottom line is this: If your property is priced competitively it should sell. Despite what many may think, there are plenty of people out there who are buying homes and have the funding to do so. I have worked with quite a few people who have even paid all CASH recently for the right deal.

Be smart: make sure you choose the best agent that works for you, stage your home well, do as many minor/necessary repairs as possible, etc.

If you do all of this, on top of pricing your home competitively, your home should start to see some "action".

Hello Tara,

Like the others have suggested determining the "average" marketing time for a property in Clayton really depends on the price point, area, and features. In Johnston County, under $200,000 is the strongest market with the most sold homes and least days on market. If you are currently working with an agent ask them to do a market analysis to determine your property's position and most likely days on market. If you are not working with an agent contact one to do the same. Usually this is done at no cost to you and with no commitment to list your home with that agent. I hope this helps.

Best Regards,

Kelly R. Smith
