For anyone reading this at the present time (2015), having gone through this myself, my agent was useless for negotiating with the builder, as it has most of the leverage. Your best bet is to figure out what items you want in the new build, hire an appraiser to figure out what comparables in the local area are selling for, then hire a lawyer to negotiate the purchase contract for you. The contract the builder will give you is skewed towards them on all things. I had an attorney relative review the contract for me ahead of time and I pointed out all the things to the builder's rep at the meeting. She basically said weren't not changing the contract and you can go buy from someone else. I think if you have an attorney negotiate for you, they would be better able to tell them what the law actually is. Good luck! ... more

It is unlikely you could be approved for mortgage financing with that credit score at this time.

Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.

Terrible design.....alot of wasted space. Heating and cooling works well as far as size for this house. The Lennox heat pump is very loud and installed right outside a bedroom window. Loads of startup noise. The thermostat could have been installed in a better location in the house.

The roadways are narrow. Parking is minimal. During the construction, they had to move the location of the electrical breaker panel to a bedroom wall. Why wasn't this notice when the plans were approved?
The downstairs neighbor installed soundproofing because they hear the water running in the pipes in the wall.
I would look past a Lennar built home.

Logic of Lennar is very illogical.

Think about this. . .there is a lot of competition between builders at this moment in Clarksburg. You need to play your hand. . .right to assure you of the best price possible.
