For anyone reading this at the present time (2015), having gone through this myself, my agent was useless for negotiating with the builder, as it has most of the leverage. Your best bet is to figure out what items you want in the new build, hire an appraiser to figure out what comparables in the local area are selling for, then hire a lawyer to negotiate the purchase contract for you. The contract the builder will give you is skewed towards them on all things. I had an attorney relative review the contract for me ahead of time and I pointed out all the things to the builder's rep at the meeting. She basically said weren't not changing the contract and you can go buy from someone else. I think if you have an attorney negotiate for you, they would be better able to tell them what the law actually is. Good luck! ... more

There are basic tips and tricks to boost your FICO. You local bank offers credit cards to boost and improve your credit worthiness. Ask, you local bank branch manager for further details. Also, reduce your debt to credit limit ratio by minimizing your credit card balances, that seems to do it most of the times. Payoff your collections if you have any. We see many credit reports with low credit scores (anything less than 620), and often many scores in the 500's. This is BAD credit. If you are one of the folks affected by this terrible economy, you have a low credit score and you have a dream of buying a home, here's some simple advice for you.

It is unlikely you could be approved for mortgage financing with that credit score at this time.

Beware of any mortgage professionals promising you an approval with such a low score. Wait on buying a home. I recommend you take the time to resolve your credit issues.

First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.

Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.

I have found that CONSUMER ACTION is an excellent resource for objective advice on all things credit related. You'll find free and sincere advice on everything from settling collection accounts to rebuilding credit to building credit from scratch on their website.

Beware of anyone offering to "repair" your credit! The Federal Trade Commission issued a stern warning last year that such offers are scams. Find more from the FTC HERE.

The best way to buy a home is to have a decent credit history combined with sufficient Income and Assets for a home purchase.

The best way to have a decent credit history is to settle negative outstanding obligations and pay all your bills on time for at least two years.

I need more info to provide you with the right answer to your question. Do you have a loan on the mobile home?? Most of the Montgomery County MPDU homes are awarded on a lottery system except for the MPDU condo units in Clarksburg.

It depends if you have a contract with the realtor. I would use the realtor they don't cost anything and you put the liability on them verses your self.

Unsure of the Royale model, I am not familiar with that model.

Terrible design.....alot of wasted space. Heating and cooling works well as far as size for this house. The Lennox heat pump is very loud and installed right outside a bedroom window. Loads of startup noise. The thermostat could have been installed in a better location in the house.

The roadways are narrow. Parking is minimal. During the construction, they had to move the location of the electrical breaker panel to a bedroom wall. Why wasn't this notice when the plans were approved?
The downstairs neighbor installed soundproofing because they hear the water running in the pipes in the wall.
I would look past a Lennar built home.

Logic of Lennar is very illogical.

Depends on your all the "extras" you choose. The Franklin model is currently one of the most popular one for Beazer and they range between $379,000 to 450,000. the based model is a little over 3000 Sq Ft.
Think about this. . .there is a lot of competition between builders at this moment in Clarksburg. You need to play your hand. . .right to assure you of the best price possible.
See below for more info about Arora Hills. .
Hope this helps. .
