You need an attorney to discuss your options and the benefits/consequences.

The deed has nothing to do with the mortgage. If you want her on the loan, you need to refinance jointly with her.

As for adding her to the deed outright, you definitely want an estate attorney to weigh in on the best way to handle this. Simply adding her name to the deed is often not the best option.

You cannot buy the same lumber today that was common 70 years ago-they don't farm and harvest those materials, and that was done on purpose by the big lumber companies. You see; they looked up the definition of Real Estate, defined as boundered coordinates on a map(not the house that occupies it). A finite commodity. Realizing that 20 year olders are the youngest home owners and by 90 years old you're either dead or in a nursing home. Homes only have to stand for 70 years. And then they looked up the definition of inheritance, "some thing that you get for free". At which point the grand kid is looking at a new set of blueprints and a bulldozer and the big lumber companies sell another house worth of lumber to that same address. Keeps the lumber industry steady employers. Spruce is a termites favorite meal and twists, shrinks, rots and cracks like no other framing material ever used before. It's not that they built them better back then, we have many more building codes then 100 years ago. It's the building materials that are available today that is the disgrace. The old-timer builder was challenged by whether the workmanship would last the material life. As a builder with 41 years of building, I am unhappy knowing that NOTHING built with todays framing materials will be standing 100 years from now. ... more

In Las Vegas and Henderson, usually there is a short sale addendum attached to the purchase contract which specifies that the buyer must stay in the contract for a minimum length of time while waiting for a response from the bank. The addendum specifies time periods from 45 days to 90 days. After that, the buyer is able to cancel the contract with no penalty if a response has not yet been received from the bank. You should check your contract to see if a short sale addendum was included and what the time period states. You should also ask your real estate agent that prepared the contract to help you with this.

Otherwise, there is no set time frame where the bank must respond. I have literally seen short sales take anywhere from 30 days (that was with a very small bank) to over 2 years. You can read more about why here:
