It depends on the Title Company and the value of the property. If you want to know how much a Title company would charge for a specific property - just call a Title company & ask. Most of them would be more that happy to tell you in the hopes of business from you. There is Closing costs, Title Search & Title Insurance.

Not sure your budget for a new home or area your searching in but wanted to share we offer a New Home Buyers Club which allows you to repair your credit while your new home is being built (at no cost to you). In some cases the program has helped increase scores 50 to 100 points which could make the differance to becoming a homeowner.

Our Vero Beach location Huntington Place (58th Ave & 61st) is located in USDA FInancing area which means there's 100% financing available and Builder pays $4000 towards closing so very little out of pocket cost.

A short sale must be disclosed up front and noted in the MLS. Our MLS requires the words Short Sale to preceed all verbiage in the listing. The only time a short sale may not be discolsed would be when a listing is at a price close to where the owner needs to be to break even and they accept an offer that places them in a short sale situation. I have had this happen. At that time, the listing agent would disclose to the buyers agent that the "offer" puts them in a short sale. If the buyer accepts this, then it becomes a condition of the sale. ... more

There are many opportunities for serious buyers in today's market but when considering new construction, our best advice, is be VERY careful. Many of today's builders are on shakey ground. Don't let yourself be one of their victems. Do your homework and be sure you are supported by a skilles real estate professional.
