Eastlake in general is known for having very nice and safe Bike paths all over the area, there are even some paths where you can bike with your kids or young children that are easy to ride. The paths are everywhere and all you need to bring with you is you stamina and your bike. The majority of the paths are connected and can take you all over Eastlake. The if you like to bike in nature Eastlake offers bike paths next to the Otay lakes Lake. There you can take you car pass the Olympic training center follow the road all the way to the parking lot next to the Dam and begin to ride. In a good day you will be able to see many kinds of birds and the air is super crisp and clean. As you follow the loop and get back to the car you can even see some of the olympic Athletes also biking around the area. If you like the area out by the like there are several types of properties, from Townhomes to Single Family owned properties. ALl it will is up to you to decide which type of home you are looking for.

You really should start with the park manager of the park/communities you are interested in. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rent/lease park/community.

But before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing (ERBS) installed under it as much of California is in a Zone 4 seismic area:

Rolling Hills in Chula Vista Ca is a very well establish community. In many of the homes you will not find Mellos, the area has nice parks, Shopping center and other amenities around the area.
When it come to market conditions it changes by area.

Before you are thinking in Modifying or Short Selling your home please ask your self the following questions.

1. Am I going to be in a Hardship? (By that I mean some of the following:
losing your job, divorce, having to support a family member due to illness, etc...).
2. Can you afford the payments at this time?
3. Is your mortgage changing to a higher amount or rate?
4. How is your Work situation, it looks like they are laying people off?
5. How about your wife/husband or significant other, are you counting on her income?
6. Is He/She going to be in any of the situations mention above?

If you answer No to all the questions then just keep your home, you don't really need to sell it.

Is not Just like when you buy a brand new car and in a year or 2 you feel like selling it because now the car is cheaper?

You need to consider are you living at the property, do you like the neighborhood ?

The market went down sure but not like the cars the market will go up again and we all be looking at this situation as something to learn from. When will this happen not sure, but your mortgage is for a minimum of 15 years correct?
The car payments are for as long as 5 yrs, and even when you take it out of the lot it has already depreciated.

Your house is an investment for the future, do you want to pay someone else's mortgage? if you don't have to why do it.

Trust me I would not mind taking the listing and helping you out to short sale your home . Only if there is a need and you answer yes to any of the questions I asked, then give me a call.

Going into a Modification or a short sale not having real reason other than my house cost less than what I paid for ? it will be a bit hard to stick with the banks.

I rather be open and frank with you than in the middle of the transaction you realize that the things that are happening are not really what you needed to do and that you would've been better off riding the wave of the low market and then keeping your home.

Unless as I said before you really need to sell it and are ready to do so.

Hello there,

It would benefit you to get a Comparative Market Analysis of your home to determine how much your house is worth today. Unfortunately, you wouldn't be able to add the difference of your mortgage loan into your new home loan. The only option is to either rent your home then purchase or decide to just sell for less which is a short sale.

You probably have to have access to the MLS to run proper comps. It's a quick process if you were to give an agent your address so they can run the comparables. I just took a listing last week for a mobile home in Allied Gardens, they are difficult to comp out, but doable.

Mobile home loans are not easy to do anymore. The lender that I've done them through is Guild Mortgage.
