Heavens no. Pick you RE professional based on their performance. In the overall scheme of things the commission is the least costly part of most RE deals. It's about what you're getting and how you're getting it. If your 6% agent can get you your 1,000,000 dream home for 900k he's saved you 100k or 10% and you've allowed him to earn a 54k comm.

If you pay your agent 3% and he can't get you anything less than a full price offer then he's earned his 30k comm and you've paid 1m for your home instead of 900k. So was that extra 24k you saved on the 6% comm worth it if you can save 100k?

Very elementary analogy but facts of facts. So many buyers are penny wise but very dollar foolish.

A family that fits in a 3 br home generally does not fit in a 2 bedroom home and a family that fits in a 2 bedroom home generally always fits in a 3 bedroom home. So it is easier to sell a 3 bedroom home than a 2 bedroom home.... A 3 br 2 bath home is consider a bread and butter property a 2 bedroom home is not usually considered a bread and butter property.
