The real question is why are you specifically looking for foreclosed and bank owned homes? Unlike 2009-2011, bank owned homes aren't that much of a bargain. Most have been cleaned up and fixed up and priced around that of non bank owned homes. ... more

We sold our home in Chico near Morseman Ave and Eaton Rd. last November. For years, we were told it was now a flood zone. Lived in that home for 23 years and the neighborhood for a total of 30 years. Never had any flooding problems. I would wonder who is influential in the flood designation now and what the prediction is based on. We moved to north Texas and someone told us to watch out for flooding in the Dallas-Ft Worth area, but their info was based on previous problems before the flood controls were built in the 90's. It pays to check out where the info comes from. Some areas of Chico are known for dampness and possible flooding, same as some areas of DFW still are in Texas. ... more

Honestly, I had the same problem as well and I am a Realtor in Chico. My clients are looking to me to provide the best information available. There are metro area reports that talk about the market but they do not address Chico, Paradise and Oroville. These were not good enough. If is like stating that the tempature is 72 degrees in California. So the stats page was born. Every active, pending, reo, short sale and sold was recorded and graphed for <a href="http://chicohomes.net/stats.php?reArea=chico">Chico Homes</a>. Sometimes the news that I discover from these graphs are not the most encouraging, it is comforting that we are using real local information to make the best decision possible.

The graph that I find most helpful is short sales. They are a leading indicator of the distressed market supply and thus housing pricing.

If you're still going after Short Sales, you need to continue looking at properties until/if you get a written approval letter in your hands.

Do not upset the Seller or his Realtor as they have 100% control over which contract will be submitted for approval.
