Is the realtor not acting in honesty and accountability to the seller. The agent never verbally advised the seller that the seller was to pay all closing cost, never had the seller
initial the clause on the buyer agreement presented. It was highlighted in very small print,
and never advised to the seller? Is this a violation of realtor ethics?

Hello Vichelle, you will have to have made two payments and a third by closing to qualify FHA. You may consider FHA 3.5% down from a minimum 580 fico score. The lien would have to be paid in full to consider 3% down conventional from a minimum 620 fico score.

You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. You will need to gather paystubs, bank statements, tax returns to provide to receive a pre-approval letter.

You did not mention how many bedrooms, baths or the maximum payment/price you are looking to afford. If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to afford you can be emailed listings to fit your search criteria. How much are you paying in rent and what is the maximum payment you are looking to afford? Do you have down payment and closing cost or do you need down payment and closing cost assistance programs?

You may consider 3% down conventional from a minimum 620 fico score and 3.5% down FHA from a minimum 580 fico score. If you have lower scores between 500-579 you would need 10% down for FHA financing.

Your scores can be raised to qualify for programs, rates and terms as necessary. You will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms, baths and the maximum payment/price you are looking to achieve and you can then be set up to receive daily automatic emails to fit your search criteria.
