It's going to be a daunting task. The banks don't want to help you out because of one simple reason. You're on time. Why would they lower the payment of someone who can obviously afford the mortgage?

Think about it like this. Someone owes you 10 thousand dollars. They have been paying you 400 per month faithfully on time. Then, out of the blue, they want to pay you 200 per month. You're going to say no way!

However..... if they miss several months.... and THEN say well how about if I give you 200 you may be more willing to take it. It's sort of a skewed way to think about it but it's essentially just like that. The banks don't even CONSIDER working with you unless you are behind.

I am in no way telling you to purposely miss any payments. What I am saying is that you may be out of luck. I have seen so many people in your situation and the overwhelming vast majority of the time you are stuck with that payment.

I understand there may be those on here telling you to call them and they can get it done but I'm telling you the cold hard truth. If you are paying on time and do not demonstrate some unbelievable hardship, the bank is going to tell you to jump in the river. Heck.... even IF you had some crazy hardship I would still put your chances at slim.

Everything is negotiable. REO deals can take time, often the seller has little motivation to move the process forward quickly. I would ask the seller to pay everything and then see if they come back with a compromise. If you don't ask, you don't receive.

It depends what area of the West Loop you're looking at. Most of the parking east of the expressway will run from the mid to high $200 range. You can find some deals on the west side of the expressway for under $150 a month. The garage at 1301 West Madison is usually a good place to start your search. Hope this helps! ... more
