Your neighbors home has nothing to do with yours. Even if they are same floor plan and everything. They are still 2 different homes. Your neighbor may be doing a short sale and that can have an impact on the listing price. Home prices are continuing to rise and your best advice is to have an agent com out and give you a detailed market analysis. That is the first start. I would love to help you, I have all the association information and all but I will need you to call me as I not really like to give out free information all the time and some other agent benefits from it. If you post the link that you saw the property on, I can give you a better answer. Checking the public records of all of the houses on Anchor Drive shows one more home that went to Sheriff Sale back in December of 2012 that is not currently on the market from what I can tell.

That address is 28479 Anchor Drive. Other than that the only other home listed on Anchor Drive is 28755 Anchor Drive at $169,900.00. Post the link here and I can see which home you are talking about or email it to me directly.

You need to speak to your lender to find out how much it will be to bring your mortgage current. This will normally include the amount of missed payments, plus any additional interest that has accrued and any late fees accrued.

Have they initiated foreclosure yet? If so, then the answer could be quite different. it may not be a case of just catching up - you may need to pay off the loan.

You should speak to your lender and get a current snapshot of the account, and if it's gone into foreclosure then you'll need an attorney to help you keep your home.

Your question is really a two-part question. As far as reaffirming, you should speak to an attorney. Lawyers can advise you on the legal ramifications of a bankruptcy and reaffirming. But it takes a mortgage broker or lender to tell you if you can be financed at this time.

From my experience with clients who have filed bankruptcy and have not reaffirmed the house, my lender has been able to approve them for a mortgage 3 years after bankruptcy when the credit score has been in a specified range and their financial issues have been resolved.

One of my clients closed on a house 2 weeks ago. I got him approved with a small private bank who approved his mortgage just 2-1/2 years out of bankruptcy. But his credit score is back to a very good range and his financial issues have all been resolved.

Two years after the bankruptcy, they found they owed taxes and condo/hoa fees, that were charged after the bankruptcy. So, they ended up right back in debt again. This unit is just going to foreclosure. The homeowner will have a 6 month redemption period from the date of foreclosure before the bank takes the property back. The homeowner can voluntarily give the home back or short sale the condo prior to this time expiring. There is currently one unit pending for $119,900.00 on Raintree but an offer has been accepted and are waiting to close.
