Kathy Burgreen answered:
If you haven't found any realtors to assist you with finding a rental, you can contact several of the large brokerage companies in the area (Coldwell Banker, Century 21, Keller Williams, Weichert, Better Homes and Gardens, etc. and ask the Office Manager for one of the new licensed agents. New licensed agents are more willing to work with renters because they need to gain experience and need to develop a client base. Experienced agents don't want to work with rentals because the commission fee is low and it's not worth their time. They already have referrals that know people willing to buy and sell and buying and selling real estate earns a much higher commission. New licensed agents don't have anybody yet so renters are the only people where they can earn a commission. ... more

I'm a licensed REALTOR in your area and our MLS is called TREND. As some of the other members have answered, you'd need to list your property for sale (or rent) through an agent. Feel free to contact me if you haven't already selected an agent.

As is, means you're telling the buyer that you refuse to consider doing any work on the home as a result of your inspection. You'll eliminate some buyers and probably net less.
In my experience, being realistic about your homes condition, being open to some simple issues that you may not know about will bring you more traffic, more offers and the potential for a higher net price. Unless your contract obligates you to fix everything, I'd leave it open for inspections and negotiate what you will and won't fix.

Why such a huge discrepancy you ask?

Well, that's because both sites use computers and mathematical equations along with public records to generate their estimates......computers can be right, and they can be wrong. Each site's mathematical algorithms may vary and are based on their own site's use of the stats.

Nothing can beat an actual live person viewing the property and selecting accurate comps that will help reflect the real market value of the home....

Linda Walters answered:
"Radnor" can be in Upper Merion or Radnor Township, while "Villanova" can be in Radnor or Lower Merion Township. Generally, homes in Townships with perceived excellent schools will be higher priced than the same home in a Township where the schools are not as highly regarded. Taxes are lower in Upper Merion because the large retail businesses there (King of Prussia Mall) generate tax revenues for that Tonwship. Taxes are high in Radnor because the schools are well-funded.
As Nick has said, all real estate is local, even from hosues to house, so I am not sure if the answer will be helpful or not.

Looks like you missed a digit, but it is always the buyers decision on price, as agents we can show you comparable prices for recent sales. Bear in mind homes in T/E School District have been rising in price over the past few months and properties in Chesterbrook have been going under contract very quickly. It really all depends on is the home providing value at the price asked, and you as a buyer having seen multiple properties know that for yourself. ... more

Hi, the HOA fees at The Ponds are $370 monthly. The capital contribution is $500. These are 2013 numbers and are subject to change in 2014. Have you purchased a home or condo in an association before?

I love The Ponds and consider it a luxury community.

May I buy you and you family a cup of coffee to discuss your next steps?

In Phoenix it generally will or will not cover water trash and sewer. If it is a town home or condo it usually will cover at least trash and sewer but not always water. The trash and sewer part of the water bill is usually half of a normal water bill for a single family. It usually covers common areas. If there is a common area pool it will will cover pool maintenance and repair. If it is a connected building style it can include outside maintenance of the unit and front yard maintenance street upkeep, gates, roofs, basic insurance of common area and the structure. This really can be a very general question I hope I gave you some idea of what and how complicated this question is. ... more
