Open houses can be a great help, but it depends to a VERY LARGE EXTENT how the open house is conducted. There is a common train of thought, that open houses are for agents to get "other than your buyers", and to troll for other listings. This is true to some extent, but does not tell the entire story or value of an open house. With a well thought out marketing plan, an open house may generate a buyer on the spot. I listed 2500 Garth Way earlier in the week prior to a Saturday Open House. My marketing efforts showcased that home to nearly 18,000 viewers. Two hours before the open house was complete, I had two offers in hand, one written on the hood of the car in the driveway. A third offer came in the following day, resulting in a contract with a higher than asking price for the home. Total on-market time less than a week.

The way my company estimates an "as-is" price is to add up estimates of what it will take to make the repairs, carrying costs, other expenses (permits, etc), plus what it will take to ultimately sell the home (commissions, staging, etc). In order for a family to get financing, the home needs to qualify as "move-in ready". If it needs repairs or it doesn't appraise well, investors are still willing and able to buy your house because we have access to cash and can close on your timeline. ... more

As we all know, Bank of America (Moody's payoff) took the entire USA and much of the global economy down the toilet the following years. Padding the price to give room for negotiation in front of the economic cliff that followed was hardly the problem for this home seller.

In 2014, the strategy described results is a list price 30% above the price for which it will sell. Absolute silence from the normal real estate market is the predictable outcome.

It appears in Chesapeake VA Realtors are in hot pursuit of expireds, withdrawns, and FSBOs.

If you have an agent working for you advertising your home on MLS they also should be doing more with the internet sites their company advertises on, and they do all the leg work for you when there is an offer... they also have contacts with other agents they know and work with, appraisers that can give you the best price options and help get your home sold quickly.

When you do it yourself its so much more work, and you have to show the home when you can which means you could lose a sale by not being able to show as buyers need to see it on their time frames...

The MLS and real estate websites only work together to get the most amount of people looking at your home each day. As we know the internet gives you the best chance to get it sold faster. Hope that gives you an over all idea why its best to work with both and Real estate agent that will put your home on the MLS listings.

Short Sales will always need to be handled by someone very informed of all aspects. Without this broad awareness of the process and the challenges, the home seller cannot know all the nuances of the process. Secondly, without this broad knowledge and experience, a Realtor cannot help the home seller through the many twist and turns of a short sale.

It is why Realtor get the Short Sale Real Estate Specialist designation. It is a great basis of understanding that is only augmented by handling multiple short sales from both the buyer and seller sides of the transaction.

Having done exactly this over the past 5-6 years, I ensure the represented buyer or seller gets the very best help and ensure they make "Always the Smart Move:!

Your Realtor needs to communicate with the selling agent, get an extension signed for the middle of May, the appraisal should still come through the underwriters will need this information to process the loan. This pressure should be taken off of you and put on your agents to gather appropriate documentation for the closing in May. Power of Attorney may be a way of life for the young couple in the military, once again I strongly recommend the agents step up on that issue as well. Our wonderful military families have much stress on them the anxiety of moving at a time when your spouse is deployed can be overwhelming. This is why it's so important to use a Realtor there is much more to a sales offer than just the standard purchase offer agreement. You have got some very good responses. But the one item that was never addressed is the timing in the market.

Fall, especially as on reaches November and December, can be one of the slowest times to sell a home that is bound to be a bit pricing for a given area. With all the features you have in a waterfront home, you no doubt were in the higher range for Deep Creek.

Now in the Spring is the time to invite people to tour your home and to be fascinated with the rarity of waterfront homes in Deep Creek. Yes, it is call Deep Creek but so few homes have the water front in Deep Creek Landing.

It is a great market to sell a home. Prices are up and interest rates are low. The key question on a rented home and the market value is the condition of the home. Lets talk!!

Location in zip 23320 is important to value as you could be on a lake on Waterside or on a corner lot with Volvo or Greenbrier Parkway traffic. These two large variance will impact the value positively or negatively.
