There are programs that offer down payment assistance. after a short sale there are waiting periods though. 7 years for a conventional loan, 3 years for an FHA loan, and 2 years for a VA loan. All these time lines are based on the date the property was transferred to the new owner (typically the date sold). Checked with Arapahoe County...They do show the property in Cherry Hills Village...however US Mail mail is processed through the Englewood Post Office The Englewood School system is no comparison to Cherry Hills Village...Trulia did the same thing in Beverly Hills, California because the US Mail was processed trough a Los Angeles post office they were showing Beverly Hills properties being in Los Angeles with a terrible school system...Trulia needs to correct their data...its a complete joke! ... more

This site gets their information from public records. And public records for Arapahoe county show your address as being Englewood. So unless you get the county to change it than Trulia will keep the information as Englewood. ... more

For certian Condos that are as we say "NON WARRANTABLE" yes you will need 20% down, but most condos can be financed with little down.
FHA 3.5%
Conventional 5%

this is unless your purchasing it as a rental then you will need 20% down as an investment property ... more

You may already be aware of how agents work with clients and customers in Colorado, but I wanted to mention it just in case our rules are different than New Hampshire. The listing agent has an agreement with the Seller and if you are interested in the property and work with the listing agent, they will be working with you as a Transaction Broker - in other words, the agent will not be an advocate for you. If you can find a Buyer's Agent to assist you, they can help you with negotiating, presenting offers, inspection issues, etc. and look out for your best an advocate for you.

Most Realtors will offer a free consultation to determine value. Based upon your zip code of 80110 I would guess that your house is close to the redevelopment of Belmar, so finding comps should not be difficult. I would assume there are other similar property's that could be used as comps even if they are a little further from your current home and it should not be terrible difficult to establish a value. I would also advise that you interview more then 1 Realtor for listing your home since there is a lot more that goes into selling a property that is unique like yours sounds to be then just price and how much different Realtors may charge you. I hope this helps!

I have a listing in this community and this price is quite low for the size and quality of the home here. It is not formally listed as a short sale by the listing agent but in the financing options it lists short sale as one of the choices. Going on an assumption, I would say it is a short sale.
