Cherokee village Sid tax is screwed up, it based on your home value. Most people who own a regular home 35-45k roughly pay 170 a year. Others pay as much as 280 a year. For a lot it9;s 130 a year.
Ant roughly 4900 population they bring in about 1.3 million a year.that's not counting 120-130 per year for every empty lot you own. About another half million dollars. On average cherokee village brings in close to 3.8 million a year in Sid tax.
Here's the weird part. The only two roads that ar paved to a fine road is Iroquois Dr, cherokee rd, and the one road that gose to the golf course. All the street in that subdivision are as smooth as a babies but. The rest of our roads go to hell. The reckroom is maintained at a cost of about 35-45k a year. The roads and reckrooms and the golf course together, actually take a third from the annual Sid tax.
While we seriously need improvements to our roads and signage. One little section of the village is fairly well maintained and the rest of the money is going into someone's pocket. They don't even cut the ditches but twice a year. Theve only been by our place once this year and cut them. But the gf course road it ditches are cut, fed and tucked in at night.
Point is the Sid is crap its a state level loop whole that feeds the rich. Buy a place with out a Sid tax they are stealing from you.

About $500 in Sharp county side of CV, give way lots in Fulton Co. side unless you hava a lakefront lot or on the golf course and they go higher..

Lots turned back to the state can be bought for $100 or less if you tke several,

There is no Hospital in CV, it ws closed eight years ago.

Ther is high taxes and an addional Suburban tax that is more than a lot is worth.

There are of course highly qualified local real estate agents and brokers who would most likely list your lot for sale on the MLS if it's in a good location and you're not asking too much for it. These licensed agents would advertise your property, show it to prospective customers, write up the sales contract, and most likely not charge you a thing unless and until the property is sold.

Another possibility is to check with private investment companies such as SunSpring Properties LLC that buy and sell their own land, they are not licensed agents or brokers for other owners. If the lot is well located and the price is right they sometimes add to their inventory.

Have you considered renting out your current home? However, if you do this, you need to make sure (check with a lender) you could still qualify for the purchase of another home (taking into account the rental income you would have from renting your current home).

Now, if you want to flat out sell your current home and you owe more on it than what it would sell for, that is a Short Sale. It doesn't sound like your current home would 'qualify' for a short sale because one of the main qualifiers is that you have a financial hardship you can prove. Since you state you can make your current payments, this would 'disqualify' you.

So, maybe renting out your current home would be a viable option?

Actually, the perc test (for percolation) is to determine how fast the ground will absorb water and how quickly it disperses it. This is vital to finding out if a septic system will work on the lot for the purpose of building your home. If the test results show the soil is ok to allow a septic system and therefore a home, based on the results, it will determine how many bedrooms the home can have, not the number of bathrooms. If, for example, it "percs" for a 3 bedroom home, it doesn't matter if you have 2 bathrooms or 5, it only says the maximum number of bedrooms in the home can be 3.

If the lot is a lakefront lot, there are some other factors to consider, however I don't know if you're talking about a lakefront lot or not.
