It depends on where in Cheltenham you are looking. It is still an up market. I have see many homes continue to sell quickly. How soon are you lookig to move? Are you a first homebuyer?

Hi Jess - I agree with Ceil, prices in Cheltenham are "reasonable", but the trade-off is the tax rate, which can be several hundred dollars/month higher than surrounding communities. Remember that there is more to a home purchase than just the price; and take everything, taxes and amenities included, into account when you evaluate a potential home. Cheltenham has much to offer - just make sure the whole package works for you.

As far as future home values go, it's impossible to say where we'll be 5-10 years for now, but you should evaluate the feel of the neighborhood you're interested in now. Are homes well kept? Is the community maintained? Check the municipal website for new projects, youth and recreational activities and general information.
