In regards to 563 Roycroft Blvd. - the lot size is 50 x 154.25, there are 2 first floor bedrooms - 16 x 13 and 11 x 12 and 1 second floor bedroom 14 x 20. The roof is 8 years old. I would need to speak to the agent to get the age of the Hot water tank.

I would like to add that there was a Sale Pending on this property in March and then it became Active again in April. This does not necessarily me that there was property damage, deals can fall apart for many reasons. My Professional opinion on this property is that it's overpriced, It's been on the market since last June with no price reductions.... more
The house is under contract. It is not clear if you are making a statement or your are asking advise. Did you make an offer and they countered at $112,500?
The market prevails. What someone paid 4 years ago has no bearing on prices in our current market. If the seller sold it to someone else for more than you offered then your methods are not accurate.

Thank you Joe. You are exactly right. While these types of sites are helpful, they do contain errors. Thank you for clearing up the correct purchase price in 1999 and the equity loan we took in 2004, and certainly not in Feb 1999. You saved us a few long phone calls.
