Right now buying is often cheaper than renting. My new plus-size townhouses within commuting distance to Charlottesville are renting for $1131 per month, but I can put you in a mortgage program for $985 per month (includes HOA fees) for the first year. Call me at (540) 487-0480 to discuss it!

If you contact a good, experienced agent, they will be able to give you a good price opinion on your property. We have access to the MLS and can go back pretty far with comps if needed. I would go with an agent or appraisal over a BPO, as a CMA (Comparative Market Analysis) will provide a better look at expired properties, for sale and sold. ... more

This is an excellent post and one that I hope many agents take the opportunity to read, process, research, and apply to their business practice.

Since reading your post, I have researched this topic and now feel I have new information to be able to pass along to my customers.

Knowledge is an important piece of serving the public in a manner in which it should be treated.

Belmont is a tricky area. One quick rule-of-thumb is to see what other neighbors have (keep in mind some may be grandfathered). In Belmont, I would be sure that the fence is fully on your property and also check with the City of Charlottesville first.

Best of luck

I forwarded this information to the listing agent, however, this information could have been generated by Trulia and not as a result of the listing information put in. It also could be an estimate or opinion of the tax value and not the factual information that would be found in the tax records.
