foreclosures are difficult to buy, so be prepared for a very long process - it won't happen before the end of March.

start your home buying process by finding a good lender and see what how much you can be qualified for and afford.

here's some other info that might help:

you can be on the deed no problem.

As far as the loan goes, in order for you to be on the loan, the lender will be required to assess your credit and debts. They aren't required to verify your income IF your husband makes enough to qualify for the payment along with his current debts AND yours.

And if you want to use his income and credit, he will need to be on both the mortgage an deed

Summers in Charlottesville can vary from 90's to 80's which is what is is most of the time. July is usually the hottest month. June, July, August is our main summer months. A few years back we even saw 70 degree temps in November. Most bad storms pass us because of the Mountain terrain. I have lived in Charlottesville my whole life and love it. Transit choices are great and have a wide area of travel. If you will be traveling mostly in the downtown area most rides are free. Here are a few site that may make your decision easier. Feel free to contact me if you have any more questions.

Not sure if you are still looking but we have a listing in Charlottesville thats a beautiful and immaculate single family home with 5 bedrooms and 3.5 bathrooms priced to sell at $389,700! Owner relocating to CA. You can google the address : 186 Brookwood Drive, Charlottesville VA 22902

It has an excellent location, 2 miles from the Univ of VA and a mile from the downtown outdoor mall and farmers market (every Saturday morning) and several amenities; close to Trader Joes, Whole Foods, and Wegman's (coming soon this year) and the Rivanna Nature Trail.

Whether you have a family or just retiring to a wonderful town, Charlottesville has a lot to offer: an intellectual community via the university, a big Buddhist and yoga community, and wonderful Southern hospitality of the locals!

Call me if you need more info!

There are two. The area of Queen Charlotte is a nice mid-priced ($200's-$300's) neighborhood right in the center of town. It is bordered by Route 29 North and Rt. 250. It is walking distance to the Best Buy shopping center, and on the other end, the new Stonefield shopping center. It is comprised of mostly ranches built in the 1960s-1980s.
Queen Charlotte is also the name of a very sought -after condo that is steps from our famed outdoor pedestrian Downtown Mall.

Be aware that scams do exist; be mindful that such web sites are third party sites, so the information is fed by various sources, therefore data is not really verified. If you choose not to work with an agent of your own always verify ownership before exchanging any money/personal information--make certain they are who they claim to be. Never wire any money, if it sounds too good to be true, it is. For scam related information see link.
