Rent to owns are rare and even more rarely are they a good deal for the renter/buyer. The vast majority of rent to own renter/buyer's never end up buying the house. They are a great deal for the landlord/Seller as they get to collect large up front deposits and over market rent only to do it all over again in the same house. I consider it basically immoral and predatory in most cases.

Resolving credit issues isn't rocket science and a local mortgage lender can and often do assist buyers with this. Many things you can do yourself, others the lender can direct or assist you with.

Most people in this position are far better off renting the least expensive place they can stand to live in and save up some down payment, get on a budget and fix their credit. Once you are qualified, you can select any listed property in your price range and you've fixed the issues that hurt your credit.

You can ask, but there's no offering to pay inspection costs, these are your expenses regardless.

Bear in mind there's no such thing as free money, every seller has a bottom line. Seller paid closing costs are simply added on to this number. For example: If the seller's bottom line is $200,000 and you want $5000 in closing costs, then the contract price will end up being $205,000

It's always the buyer's money the only advantage to a seller paying some closing costs is up front cash flow for the buyer. Good luck!

SECU won't care about the power but you should as you can't do inspections without it being on. What the power company in Virginia's policies are in terms of getting he power on for a day is something you'd have to check with them on, personally I'd suggest you pressure the sellers to get the power on.

Secondly unless the seller's have been pre-approved by their mortgage holder rest assured the price listed is meaningless, and you need to be prepared to wait 2-4 months jut to get a formal response and there's a 50-50 chance it willbe "No" as the sellers may not qualify for a short sale. If the bank has already pre-approved the seller then things can move at the usual pace and you could close within 6-8 weeks. Anyone who suggest any differently to you doesn't have a clue about short sales.

Nobody at Trulia (or Zillow their parent company) is "in real estate" Nobody at either of these companies knows a thing about your house or any of the proeprties they advertise. These sites are Internet Advertsiing sites and nothing more and the accuracey of their data is weak as they gather data from a wide variety of unreliable sources and vet none of it. Lastly no one at Trulia reads these questions, they are for other Realtors like myself to respond to. Hope this answers your question. ... more
