If you are in Charlotte, call 311 ask for police non-emergency line and talk to the officer who patrols this area. This is best option for finding out about type, frequency, trends and other crime info. If you have a full time agent with a Masters degree in Planning with Finance and over two decades of experience, working for you, you will likely do better in negotiations. The condition of the house and the features in the house play an important factor in what the price should be for a house. Also, some sellers are advertising homes for higher prices becuase of what they owe on the house and need to net out of the house.

That house you are looking at is under contract and has been since the 9th of September. You have to factor in many variables and square footage, location in the subdivision and condition are the tree main features that can affect the value of a house.

Erika - the Prosperity Church area will improve with the completion of I-485. Obviously, some neighborhoods will suffer due to being next to the highway but the ease for commuting will increase ten fold. The completion of the highway will bring more development opportunities, jobs, retail and housing. I think the future is bright!
