One of the things a good realtor can do is to show you the FEMA flood zone maps and review with you what neighborhoods lie in what particular flood zones. There are recent changes in flood zoning, so regardless of where you decide please make sure to either have a clear understanding of what the flood insurance would cost by speaking with a reputable insurer ahead of time, or by including a due diligence period so that after the contract is ratified, you have a few extra days to research and make sure those insurance rates are acceptable to you.

I have friends that owned a townhouse in Carolina Bay. Their townhouse was built and sold at the top of the market, before the recession. Those townhouses are nice and energy efficient. The older the house or townhouse in Carolina Bay the better. The older construction is energy efficient and better quality materials. Anything newer will be made with lower quality, because the builders are trying to stay competitive with their pricing. Great location and great community plan.

Realtors by law cannot give you information like that, because it could be understood as steering
buyers or the public in general in or out of certain areas and that is against the law.

Therefore you need to do your research either on the internet on the town websites and the school report card website and then visit the neighborhoods you want to buy in at various times of the week
to get to know it......For safety visit the local police department and they will give you information.

Here is another thought and advice I always give to my clients .....

a good or bad neighborhood, or the right neighborhood for YOU could be drastically
different for the next person, therefore hard to answer this questions in general ....

for schools I always tell my clients, visit the schools, look at their report cards on the
internet and the programs offered and decide which one would be best for the NEEDs
of YOUR children, every child had different need, is it the arts programs, the academics,
or the athletics that are most important for your kids.

AND THEN ...... LIFE CHANGES as you must know and so changes a neighborhood, people are moving in and out, new constructions go up etc. etc. and with that schools also change, more
children less children moving into the area, with all kinds of different needs...

So please do your own research..... If you feel like you do not know which websites to do your research on I am sure any local Realtor you connect with would be able to provide you with
that information and would then be very helpful in finding the right home for you and guide you
through the entire process. If you need a recommendation let us know.

I see that your home has been on the market for 122 days now. How have your showings been coming along? I'm sure things have slowed down due to the time of year. The fact that your home is on the marsh and has a nice fenced in yard and a 2 car garage are all great aspects to your home. Here is a marketing idea: You could consider offering a bonus to the buyer's agent if they get their buyer to put a contract on your home by a certain date...Nov. 30, let's say. Then have your real estate agent market this to other agents. It could breathe new life into your listing. Good luck!

They can do a precise search based on your needs and wants and pull up what is available. The problem with just looking for a company that markets their listings is that they will push you towards what they have a personally manage.
