The zone is only one part of the equation. As everyone is mentioning here, your elevation certificate will be a big factor in your rate and your architect should be aware of the flood elevation and the need to elevate your lowest floor above the highest flood level for your area. That way your elevation certificate will show your home is in the flood zone AE but is elevated above it which helps. You can get an idea of the elevations your architect is planning on using and have an agent quote the insurance for you. ... more
