Hi Kailie,

Great decision! James island is one of the picturesque places here in South Carolina.

I'm James, a real estate broker from Charleston, SC. As of this moment I have some properties in Mira Vista that you might be interested in. You can look them up in my website: http://searchrealestate.co/ , just type in Mira Vista on the search bar there and you can see the properties I have in that area. Feel free to contact me anytime, whether to asks questions about the area and home buying or to inquire about any property. I'll be glad to help. ... more

Sounds like you need an expert guide to help you through your process. There's many areas of Charleston that would fulfill your needs. Without knowing too much about what really, truly is important to you, I would say that Mount Pleasant, James Island, Isle of Palms, Daniel Island, Bull's Bay, and the Downtown Peninsula would be good fits for you.

I recommend getting with a local Realtor, someone who knows the areas really well that can sit down, find out what your true needs are, and then guide you to that perfect home.

Many of the neighborhoods in Mt. Pleasant for instance offer bike trails, nature trails, doggy parks, and many other activities for the active folks ya'll seem to be.

Being a native of Charleston, I would also recommend if you can make a trip here to pre-visit the areas, this may also be of major benefit to help you narrow down your house hunting areas. We do have many desirable areas of this wonderful town for you, now you need to research, get with a pro, and find that perfect home!

Charleston is filled with many family filled areas. I would start your search with Summerville or Mt Pleasant.

Biggest disadvantages: flood insurance, mosquitos, actual floods

Solutions: deep woods OFF!, there are spray traps that can be used to ward off (it's what the local country clubs do), consult a flood insurance pro (changes are being made and could change your monthly expenses quite a bit), put a kayak on your roof (haha ok not really).

Any other general questions, feel free to contact me directly!

Cheers,

I'll echo what Robin said in terms of resale. All are very desirable areas.

However, if you're looking at the property as an investment you are willing to put some time and work into, it may behoove you to check out some properties in the proverbial 'up and coming' neighborhoods in Charleston proper.

I've attached a couple older homes that could use a little TLC, but represent decent buys - http://bit.ly/17cNvmd

If I can help at all, don't hesitate to ask!

Hi Will,

Looks like you've gotten a lot of feed back already, but I suppose I'll add my 2 cents being a former NYC resident.

If you're looking for a charming, quiet, and safe area that's still within walking distance of all the good stuff down town you may want to consider Wagner Terrace. You'll still be in Charleston proper, 10-15 minutes walk to upper king (a lot of the action) and the farmers market on saturdays. I have some friends who moved from DC and fell in love w/ the area for many of the same reasons you described.

Anyway, good luck w the search and if I can help answer any more questions about different areas, real estate or even local eateries nearby, am glad to do so.

Cheers,

Gentry

I have MANY clients this year who have purchased NEW HOMES to rent out and ONLY purchase in an HOA community. Please forgive when I say but I have 23 and 1 I live in and ONLY buy in HOA. Property values are maintaind in HOA community. In last 2 months 11 homes have sold in my community and I contracted one yesterday around the corner for me. ALL sales got 98% of asking price. As for renters it attracts higher quality tenant. One of my investors a Major USAF has purchased 4 in one year all HOA and tenants some BEFORE the house even closed. Gave him the Bonus Builders give agents into the contract/HUD to thank him for loyalty. Majority of the HOA rules are basic. No parking in Street during week park on driveway. Mow the lawn/water the lawn. Garbage pail is not a lawn ornament. Any prospect to rent finds this difficult then I don't want for a tenant. louisrusso@carolinaone.com ... more

Well, it all depends on the type of business you want to start. I can say it's hard to compare Las Vegas to Charleston. Each city offers vast living experiences, but each is on the complete opposite spectrum.

So, come visit. I know several resort properties for rent (weekly) on the Isle of Palms. Then, come check out my commercial listing off meeting street, Charleston 29403.We can talk about your business plan and what parts of the Charleston market would support your idea.

You need to get linked into a Property Preservation company or a disaster repair company, BUT my question is: who has title to the property? The previous owner, the bank, or you?

Again Bang for the dollar plus Lower Tax's and Insurance is found in Berkley Cty. Hanahan where I live, Goose Creek and Monks Corner. Also Upper Summerville. 4 and 5 bedroom homes Large Sqft and plenty of upgrades. Many Builders are giving away extra upgrades. Some Buyer Agent also have incentive programs with builders to get their clients even more. If of interest call 843 810 3919 or louisrusso@bellsouth.net.

Will be in the Spring Grove Community on Wed. previewing a home such as I described above and will happy to share my findings. Best of Luck with your search and suggest you interview several BUYER AGENTS to see what they can do for you that possible others can't. Lou Russo

Good morning!

A number of responders have mentioned the wonderful restaurants in downtown Charleston...and they are all right! We are very blessed in the Charleston, SC area with a great multitude of dining opportunities that are second to none and dangerous for our diets. That being said, I would not look past the great restaurants in the Mount Pleasant area that include Crave, Station 22 on Sullivans Island, and Langdon's. There are many more that I could mention, but those are the three that immediatly come to mind.

Have a fantastic weekend and let me know if there is anything that I can help with!

Best regards,

David, What a plethora of answers. The Lowcountry....and it is low....has so much to offer. From the beach to Summerville it's all good. Another big question I would ask is if schools are important? They may not be right now but that may be an issue for resale. You might also want to choose a community with broad demographics. Do you play golf or bridge? Mount Pleasant has a brand new senior center if you are a "joiner". Do you or does your "better half" like to shop or walk everywhere? Bottom line it's a lifestyle decision as well as price. Enjoy and have fun. The transition should be fun and smooth! ... more
