Based on the numbers right now, the range is $243,000 - $330,000 depending on those items listed above.

Rental rates are going between $1490 and $1550 per month in that community, again depending on the items above.

Probate will occur even if you have a will. Intestacy is the name of the situation where someone dies without a will - in which case the State you live in has a formula for dividing your assets among your next of kin. Probate comes from the latin verb "probari" which means to prove. Both areas have great benefits to them. If you go on line you can research about the towns & area. Both you will find have shopping malls, restaurants & easy access to highways. If you go to www.greatschools.com you can see how they each rank with schooling. It sounds like you are looking to rent once you make a purchase. My suggestion is you begin working with a Realtor now to help narrow your search & also work with a property management company. You will get the expertise of an agent helping you find the best use of your money & a property management company that can help you determine the areas that are renting the best & at what rate. I currently have another client doing just this. We have a property management division at my broker - so it has been a nice fit to help narrow down the areas - our client has described what he hoped the property has, PM has discussed what many renters are looking for & areas that are renting well & I have helped with "good deals"

I was just informed a few days ago that BBVA (formally Compass) is great for Canadian buyers. They are an international bank so they are not "afraid" to lend to others. I am told that the interest rate is about .25 higher than what current rates are & down payment is between 25%-30%....which is much lower than I have found in the past.

I will add to what Patty said.....a quick analysis of Comparable properties in Sun Groves are closing at

Low $71.70 PSF, Average $76.16 High $81.02

Some listing agents will price short sale listings below comps to generate an offer and stall a potential foreclosure such as this is, but the bank will want the best comp price they can get and will often counter with a higher number after the buyer has waited 2-3 months for a response. Additionally, this property has 2 loans which complicates things since the fallout rate of short sales is very high.

Just some food for thought.

The listings on Trulia will always be confusing, not very accurate or just plain wrong. I have sold several houses in Sun Groves and I know that the HOA there is paid quartly ($117) - so I assume that the figure Trulia is showing is a yearly amount. But that will not always be the case. Your agent will be able to sort that out for you, and even limit your search to certain HOA limits if so you wish.

If you are serious about purchasing a property, I would recommend that you start interviewing a few agents to find one you feel comfortable with, and can trust. Then I would recommend that you work with them to help answer all the questions you may have. I just wanted to add that I lived in Chandler for a few years and really loved the community. Its not far from downtown Phoenix and close to lots of the amenities offered in the Phoenix area. I lived on the far east side of Chandler, close to Gilbert where I still have friends. My sons also have lived in nearby Scottsdale on and off over the last few years.

I think you owe it to yourself to visit this wonderful area, go to the Ostrich Festival, and visit all the things Chandler and Phoenix have to offer.
