When looking dont use the word section 8. Tell them you have a housing voucher. There are homes in Chandler that will accept it. It's just a little work. Try and find a place where the owner is the one you will be going through. There aren't many but they're out there. I just found a ;nice house in Chandler that they are accepting my voucher. The crime rate in this neighborhood appears to be very low. This is a gated community so access is limited. What also helps is that the neighborhood is very small (about three square blocks) and the neighborhood association has lot's of gatherings throughout the year so residents get to know one another and watch out for one another. I am a career law enforcement officer who lives in this neighborhood and picked this neighborhood in part because I believe it to be safe.
Hi Annmarie, I'm sure you would want to work with an agent that is up to date on everything about SunBird and as of 01/01/2014, the HOA fee is $820 Annually or $410 Semi Annually. SunBird has the lowest HOA fees of all adult communities in Chandler or Gilbert and one of the nicest facilities. When they do raise the HOA fees, it is usually only around $20/year where other communities are going up over $100/year.... more

Cooper Commons is not a gated community. It does not have a golf course. There is a neighborhood pool, which isn't very big, but it's very nice and is mostly shaded. We bought our home here 3 years ago and we love it. We feel safe. I don't know of any problems with crime. The people here are very friendly, but not in your face! LOL! There is nothing we DON'T like about it.... more
The number of homes falling into default is dramatically less than we have seen in years. Now is a great time to buy a home because the market represents a great value. You can get a lovely home for a great price!... more
There will be noise and patterns could change over time.
Another thing to consider is resale value. Future buyers will have the same concern that you are having.
There is no reason not to buy if you get a fantastic price. However, ask yourself if you will be questioning your decision for years to come. A train is like an elephant in the living room. Even if you try to ignore it, you know it is still there.
