Thanks for the question. Not sure where USDA comes in though. USDA has a funding program and you'd need a lender who can do that, but in terms of Realtors we can all do USDA. I've certainly done them, but didn't get involved in the loan process.
I am familiar with both Bella Trae and Providence. I've sold in Bella Trae. Comparing them is a bit like apples and oranges, as they are very different places. Bella Trae is all condominium ownership, while Providence is single family homes. Providence is also a lot bigger. Those are the biggest explanations of the difference in HOA costs. Condos include insurance and exterior maintenance, single family homes do not. When it's time to paint or re-roof your house that will be down to you, but with a condo a big chunk of what you pay actually goes into reserves for future maintenance.

Both are good communities with excellent amenities. I work in both.

Champions Gate is the "new hot item", but Providence also is a great community.

Providence has only $118.33 p/mo HOA, whereas Champions Gate is $499.76p/mo

The HOA covers in Providence just the security, streets and amenities.

The HOA covers in CG:
- golf membership,
- basic cable TV
- basic phone
- Internet
- Lawn maintenance
- home security
- gated entry and security guards
- amenities: tennis complex, lazy river, water park, volleyball courts, etc.

As you can see there is actually a quite a bit of value in this HOA fee.

Home prices:

Providence offers homes from several builders and has also custom homes available.

Champions Gate has selected home plans available.

Apples to apples - Champions Get is higher priced, but it is also better located. Easy access to I-4 and Hwy 27 are quite attractive to many.

CDD - Providence does not have any, whereas CG has a CDD fee.


In conclusion - they are both good communities. You need to list out all the pro's and con's and see which one weighs up the other.
