If it was entered in the MLS as no preference then it might have been the mistake of the agent. If you have a Realtor you're currently working with, ask them to call the listing agent to make sure what they meant by that. That's what us Realtors are here for =]

I am confused about your last sentence "which was determined not to be the tenant's fault" so I do not understand why money was withheld?

I am no plumber--- but I caution you to be very careful about what you put in there to replacethe polybutylene.

I just heard from one of my past clients -- she had had her whole house replumbed in 1999 with the PB class-action money. Problem is, they used PVC. One week before Christmas the PVC sprung 3 leaks in the hot water line- EEK! Now they are replumbing the whole house AGAIN! Her plumber, as well as the one we just used on one of my rental properties recommend using PEX

It depends on what is the plan after you move. In 5 years will you want to sell it or rent it out? Historically homes have appreciated at 4% average a year. That does not mean in 5 years your home has appreciated 20%!

I would say that you need to look at your goals in finding and running a rental property. It could be possible in this market to find a property that you could settle on and then rent for a positive cash flow. It will take much more work to find one and you will have to be will to look outside of Centreville. If you think of the investment as a future value of cash formula you will see that it is possible to borrow enough money to purchase a small condo and then rent it to cover the mortgage and keep a little extra for yourself. This only works out when the entrust rates are low like they are currently.

Currently there is a property in the 22304 zip code for sale with an asking price of $249,900 the Property next to it is for rent for$1895.00 a month. The question you should ask your mortgage lender is could I have bought the one for 249,900 and paid less than 1895.00 a month in mortgage and other ownership costs.

Well, one specific issue was determined not to be our responsibility, but of course, when we move out they want to deduct it from the deposit. The mgmt co stated they represent the landlord and basically told me the landlord determines if we should pay or not, so of course they rather take it from our pockets.
