the seller accepted an offer on Feb 12th, but it's in UCB status (under contract-accepting backups) which means that the seller is accepting backup offers until they are past some possible contingencies in the contract. Unless you're really attached to this property, I would move on to another. These web sites like Trulia are going to show this type of property (UCB) as "active" which is a little misleading so find an agent that can provide you properties that meet your needs that are active and not UCB. One of my agents is very experienced in central Phoenix, really enjoys the lifestyle, historical homes etc if you would like professional help. No charge to you as the buyers agent is paid from the seller proceeds at closing. A great way for you to get professional help in the selection, negotiation, inspections etc.

We could provide you with only the best homes that fit your criteria and are actually available.

The house has been vacant since 1927. (One year after it was built.) After doing hours of research from my crystal ball, we found out a stage coach was speeding over 55MPH and ran over the owner. Also documents say the owner still lives there. A ghost.

My crystal ball also said the plumbing is very good condition except in bathroom. There is a small leak behind toilet bowl. Also there s a tiny leak kitchen sink. Nothing major. Just use a big bucket to collect the water drainage.

I hope this answers your question.
