Dennis Conwell answered:
The taxes are in line proportionally with what other properties in the area are paying.
The condo fees include interior, exterior maintenance, snow removal, trash removal, insurance on the building up to but not including your interior walls, utilities except electric but they do include comcast
You get good value on the buy side as what you get in SF in is cheaper than a lot of other parts of the city
If you have any questions please give me a call
Best Always

Thank you Christina for being honest.
I am actually on here looking for my mothers' boyfriends' son and his sons girlfriend. They are moving here for grad school. The girlfriend is from So.Cal. and he is from Fl. but lived in B-more for the past two years.
They are looking to rent around the Manyunk area but not outside the city limits. Or maybe buy.
Their wants are pretty large but I'm sure do-able. Prefer rent $1,800/mo., at least 2 bed/2 bath, some fenced yard for their two, medium size dogs, and easy parking. I don't know what they would want to pay if they would want to buy. They are looking to move June/July.
I can always send them your information if you feel you can find what they are looking for. I do appreciate your honesty and non-biased comments about specific neighborhoods.

The units are very, very small. Very few are updated. Also, the condo fees are pretty high. A lot of people thought they could buy them and flip them and weren't able to and they went into foreclosure. Generally, a lot of the listings you are seeing will be short sales or bank owned properties and those prices are lower than regular listings but they're harder to buy. If you're interested in any units there, let me know. ... more

Although this question is a year old, its interesting. First of all, the difference for parking between Logan and rittenhouse sq are very diffenrent. Parking around Logan circle goes for 20-30k while in rittenhouse the value can be 50-75k. In some cases like large omes it is hundreds of thousands but hard to prove. Its a simple issue...some people won't even consider a home without it. I just sold my home on quince st. It had one garage so ace and one "front yard" space. My home had other things that made it different like being 21 ft wide. All things being equal, it sells for head and shoulders more than other similar sized properties. In a condo it's a little easier to give it a price like 30k where in a house, its a game changer ... more

It's interesting to look at this in the rear view. Select neighborhoods improved slightly (grad hospital) while others had some 8-15 percent reductions. By national standards..pretty good. Center city held up very well compared to other outlying areas ... more

Trisha, Although we all love Trulia, there is that other "Z" web site that gives value estimates by zip code. And it reports Manayunk has been stable during the national housing downturn.. For example, US average home prices are down 21% since 2006; but Philadelphia City prices are almost unchanged - and- Manayunk has actually increased.

The WaterMill Condo sold out but there are some resales. There are others also. If you'd like me to pull comps, hit me up at MobeSmarter@ Gmail.com - or just call 215 266 7227. Best wishes, Joe
