I own a 1 bed (960 ft) in Independence Place which is now available for rent (and on CraigsList). There is parking for $325 per month. Cats and small dogs are permitted. A typical monthly rental for an apt is $1650. Other buildings nearby are Hopkinson House and Society Hill Towers.

I agree that it is all about the numbers. In the long run you may spend more on a rental, but the real question I would ask is, are you tied to the seven (7) years? Is there a possibility that you may have to leave sooner rather than later?

If you haven't lived in the city yet, it may be a good option to rent and test out the different neighborhoods. If there is nothing tying you to the city, then I don't see a rental being a bad decision.

The agent may not know about special assessments, The seller will inform you if they know about it.. When your offer is accepted, the seller will apply for a resale certificate from condo association. It will have all the information including the budget. You should read it carefully.
Sometimes it may not have been assessed at time of writing the offer for example if there is a bad winter , they have special assessments at end of winter.

You could find a place for that much in basically all of center city: Washington Square West, Old City, Bella Vista, Queen Village, Rittenhouse, Fitler Square. Parts of Graduate Hospital are good too (stay between 17th and 22nd). Personally, as a female who has lived here for quite a few years, I've felt safest in Wash. Square West...since it's surrounded by good areas and has a ton of foot traffic. The same can be said for Rittenhouse, although you won't get as good of a place for your money. ... more

While the new construction inventory in condos is slowly burning off, there is still an opportunity to make money "on the buy". One of the best ways to make money long term is to buy right. I agree with Ryan. It is a fantastice time to buy a family home to live. However, there are also some really good investment properties available at prices that make sense. These rental properties can provide a better than stock market average rate of return. Plus the additional benefits of tax deductible depreciation and equity appreciation over the long term.
