Realty Trac strikes again:
Look at the posting for that home again and find the logo for Realty Trac (black and red). Most times when you see that logo on any listing it means the price you see is NOT a sale price, and the home is probably not for sale as of yet. It is just a posting of what the Bank/Lender had to pay the courts to document regaining custody of the home when they foreclosed on it (transfer value); and/or an announcement that the foreclosure process has just begun (Lis Pendens). Next that Bank/Lender will take several months to put the property on the market at "Market Value for the specific community" and it will be listed/advertised as a Foreclosure or an REO. Did you see the word for sale anywhere? Did you read what they wrote? Do read my blog on this topic and as they say, read the fine print, too. http://www.trulia.com/blog/mark_lemenager/2012/10/how_to_use_trulia_property_status ... more

Did you really think you could buy a condo in Celebration for $1,000? As Tony says, read what is written. The words "for sale" do not appear.

If there was any negative part of Trulia then it is these Realty Trac postings. They just get folks all excited when the home is not even for sale yet and may not be for as long as a year !!. If you are interested at all in buying a foreclosure like this one then Trulia is not the best place to be looking. Realty Trac just wants you to sign up with them and pay for foreclosure information which I can let you have for free!! Please e mail me with a note of what you are looking for and I will be happy to send you all the listings , that are available for sale, that meet your requirements.

Mark LeMenager answered:
Yes, it is not on the market. This is a realty trac post that reports actions in the courts. Nothing to do with what is for sale.

See my other answer about realty trac. When this comes on the market expect the price to be more than $150,000.

Hi Jon,

I have clients who have actually made an offer on this house, so I am pretty familiar with it. The sellers are looking to get their money out of this house and buy something much bigger. Given that, they would not consider financing it, as it would not get their money out.

I can certainly understand the question. Prices in Celebration are indeed sky rocketing.

Good luck,
Mark LeMenager

Hi Ivy,

You can get in on REO properties by being prepared. These bank owned homes are for sale to the highest and best offer submitted to the bank/owner. Your first step would be to find out what loan amount you would qualify for if you are not making a cash purchase.

I own real estate in Celebration and work out of a Celebration real estate office as well. I'm quite familiar with the community. Please feel free to contact me. We'll review your options to purchase on Goldenrain in Georgetown (North Village) or any other location within the Celebration community. My experience includes working with short sale and foreclosed properties. You'll make informed decisions as you work towards buying the Celebration home that meets both your needs and budget.

Let's get moving!

It's very easy to buy with others on the deed. Happens all the time. This unit is long gone, but here is what else is available in town center:

http://mfr.mlxchange.com/DotNet/Pub/EmailView.aspx?r=1925297708&s=MFR&t=MFR

Sorry the lowest price is $149,000. If you want to stay around $100,000 then usually that means Siena or Georgetown in Celebration.

Good luck,
Mark LeMenager

As note, it's gone. Has everyone notice how much prices have gone up in Celebration? The cheapest single family is now listed at $329,000. The cheapest townhouse at $319,000.

It's a great example of supply and demand. Supply is less than a third of what it was in 2008 and demand is significantly higher.
