Gated communities mitigate risk and present homeowners with lower rates of theft, vandalism and crime. The presence of added security has the potential to deter any malicious activity and should be taken advantage of whenever possible. Those who do may become the recipient of added insurance benefits. Many home insurance policies are able to credit their holders within gated communities, as they are less likely to file a claim.

Those fortunate enough to belong to a gated community may reduce their monthly premium by as much as 20 percent.

“That definitely falls under loss mitigation,” says Sean Meehan, second vice president of property strategy and design for Travelers Insurance. “If you live in a gated community, it’s a lot less attractive to a thief than a place that doesn’t have that security.”

There's a lot of great info already submitted so I don't want to repeat anything. The one thing I will add is that Reunion has a lot of additional fees that you might want to get familiar with. Many of my investors today are buying in the Encore section as opposed to the older section because Encore gets access to both the Reunion amenities AND Encore amenities but the existing Reunion side cannot access Encore's amenities.

I love Encantada but the problem many owners are having is that the timeshares in there are creating a lot of competition for them. If you're going to buy there make sure to get a 3 or 4 bed. Not one of the two beds. I had an owner call me two weeks ago looking to get out of Encantada and sell because his two bed was renting for so little he couldn't make ends meet. I also have owners in there that I sold townhouses to that are still successful 4 and 5 years later. They're all in 3 and 4 bedrooms though.

At Caribe Cove, the monthly fees are insanely high. Most of my investors pass it up after we run the numbers on my spreadsheet.

Let me say that I disagree with the out of state answer. What properties really sell for is an excellent guide to what to offer. The median ratio between list and sale is 96% based on 177 sales in the past 6 months in Celebration. The over whelming number of sales are between 94% and 98%. 25 sold for list and 5 sold for more than list. I know Celebration and still own property there. Happy to help you out, too. I don't think there's any requirement for a second lock. It definitely is more common, but not necessary. I would suggest talking to the landlord to see if you can add another lock. They shouldn't have any objections to it as long as you give them a copy of the key. That's definitely going to be your best bet with all of this.

That is because of the risk level involved
We do Foreign National Loans
You have to put a minimum of 25% down
you do not need a US social security number or US credit . it is for people living and working abroad that want to buy a second ( vacation) home or an investment property in the US
