Most apartment communities will put together a furnished apartment for you. Or, you can simply rent furniture youself. Cort has pretty reasonable packages and you can choose which rooms/pieces you'd want. I'd say if you were going to stay for a year, you would be better off buying some inexpensive furniture. You could always sell it at the end of a year and get some value back. Ikea has very affordable pieces.

Realistically though, after a year here, you won't want to go home! Austin has a very high retention rate!

Whether or not you'll be able to rent a property depends on your credit, income and rental history. Background is also considered. If you have a clean record, great but if you have anything that could potentially present an issue such as a misdemeanor or felony, that needs to be addressed up-front to avoid wasting time and money on a property that won't pan out for you. Typically, you will need to earn at least 3x rent in order to qualify for a rental property. Congratulations with paying off your debt! This the key to financial opportunity and freedom. Many, many years ago I sold my first house when the market was at its highest...rented a much smaller place (cut my monthly housing/living costs by half), and after 36 months took the profits and invested in two additional rental props. Those profits paid my additional mortgages and my rental at that time. Any excess cash from the investments and my earned income went toward other investments.

Sometimes owning a home with a mortgage is not the answer...its just another option to investing.

What you wan to do is put together a letter of explanation on your situation. It looks like you have a good job which is definitely a plus. If you have had credit issues you want to take the time to write a letter to include with your application so that a perspective landlord can look at your situation and get a good idea of what happened and if you are a good risk for their investment.

A good way to write this letter is to explain what happened and the measures that have been taken by you to ensure that it won't happen again. Depending on the circumstances and your corrective actions you should be able to find a landlord willing to take the risk.

I do not typically work with lease clients but because I live and work in Cedar Park I would be happy to assist you. I have had luck finding homes for clients who I have listed and sold their homes as short sales so I am sure we can find a place for you.

There actually is an option. Professional home staging companies have people live in homes for a discount rent while the home is being listed. You have to play by their rules and have nice furniture as well. I have worked with several of these companies in the past for my listings. Less listings are vacant these days and homes are selling pretty fast so unlike a couple years ago even if you qualify you may be moving quite a bit.

I would wait until October before you start looking for your new home.

That may be difficult. I live in Cedar Park and just did a search for you and only one property came up in your range and that was not on 1/2 acre. It was a fourplex.

I looked in Leander and there are 3 properties but they all appear to be manufactured homes. In that price range there really is not much or anything in Cedar Park or Leander.

Nanci is correct. Your best bet is to look just north of Cedar Park in Leander as you will have a lot more options in that price range.

You may want to look at a place called Candlewood Suites in Cedar Park. These are fully furnished hotel rooms you can rent for extended periods. They may be the easiest choice for your circumstances but I am not sure the cost. These types of places are for extended stays so they have discounted rates the longer you plan on being there.

Good luck to you and if you need any help I have lived in Cedar Park for over 7 years now. It's a fantastic place to call home, especially if you already have family in the area.

I moved to Cedar Park from College Station myself. I really like it here. I rarely have to deal with much traffic, and you can get to downtown and 360 within 30 minutes if you leave at the right time.

The best way to find home rentals is to contact a real estate agent since we have access to the MLS. Many people search on Zillow or Trulia to find homes, and then when they want to view the home, they call the listing agent only to find that the home is no longer on the market because those sites don't update regularly.
