You have to check your contract, but most often it is returned unless the contract states something else.

C. Chan,
My first advice is don't try again without a frank and clear conversation with the loan officer Make certain that the loan officer knows their stuff and doesn't just want to take your app and put it into the system. You'll likely only get the same result.
Your husbands employment gap is probably as big an issue as the short time on the job. The options may be to find a down payment and consider other finances. Find out if improving your scores may improve your situation, and if so, take the necessary steps to do that or unfortunately, wait. Sorry.

Some of the properties that have been hardest hit by the recession are luxury properties. (In tough times, second homes are not a necessity). In addition, financing for condominiums has been increasingly difficult. Most of these units were built in 2006 and 2007. So, naturally we some owners ready to move on. In the past year, we have seen sales prices of $205,000 and $210,000 for some of the smaller units. $250,000 on one of the larger condos. ( I think one of these was a foreclosure). With prices like these, there has never been a better time to buy one of these units! It's time to take advantage of the opportunity. I am extremely familiar with lake front property on Cedar Lake. Give me a call if you want help negotiating a great deal on lake front property. Bill Port, RE/MAX Results 219-613-7527. ... more

Who determines that your re-sale value is $175,000?? You said in your answer that the "last home SOLD was $147, 837". Appraisers are not allowed to go back too far for their comparative data. 60-90 days is about the max. If the comparable homes that have actually SOLD in your area are under $150K, then that is where the market is for your house right now, at this moment in time. I agree with the previous poster that suggests you go back to the appraiser to ask them how they determined the value they assigned to your home. Its likely you wont change his mind, but at least you will have a better understanding of how he came up with the value.

There is a big gap I find in Trulia and Zillow and allot of the other sites online where they just throw out averages of homes...when was the data collected? Who collected it? These sites are good for basic information but for something as important as the value of your home, whether you are refinancing, buying or selling, its best to consult a real estate professional in your neighborhood. Good Luck!
